Is the feasibility call really free?
Yes. The first feasibility call is free. It is a focused conversation about the land or land search, working budget, home goals, and timeline. Its purpose is to decide whether the project has a credible starting point before you pay for architecture, interior design, engineering, or other professional work.
Do I need to own land first?
No. Riverbend can talk with you while you are still searching. An early conversation can help you recognize access, slope, limestone, well, septic, floodplain, and jurisdiction questions before buying. It cannot replace surveys, geotechnical work, engineering, or formal due diligence on a specific property.
What if my budget does not work?
Vanessa will tell you directly. The conversation may identify options such as changing size, finish priorities, land expectations, or timing. If the gap is too large, she will not pretend otherwise. Learning that before design fees is more useful than discovering it after plans have already committed you to an unrealistic scope.
How long is the call?
Long enough to cover your land, budget, home, and timing. Some projects are clear in one conversation and others need documents or a site review first. Vanessa will tell you which yours is rather than stretch the call into an unpaid design session.
What happens after the call?
If the project appears aligned, Vanessa explains the appropriate next step, which may include gathering property information or moving toward design and pre-construction. Any paid work is discussed before it begins. If important facts are missing or the project is not a fit, she will say that clearly as well.
